The acquisition of Grandview Property Partners added U.S. middle-market real estate private equity to a lineup still dominated by long-only equities.

Earns essentially all revenue from investment-management agreements, with fees tied primarily to average assets under management. Most fee revenue comes from U.S. clients; results depend on market levels, active-strategy performance, client flows and retention of investment professionals, and the business operates under extensive U.S. and overseas regulation.
