It does not plan to acquire land or build projects from the ground up.
Executes through sponsor-led capital allocation rather than direct development, construction, colocation sales, or facility operations. BX REIT Advisors, a Blackstone affiliate, handles acquisition sourcing, underwriting, financing, property management, and dispositions, while substantially all business is to occur through BXDC Operating Partnership LP. No data-center properties, acquisition commitments, customer contracts, or real-estate revenue existed at the latest reporting date. The strategy depends on deploying capital into stabilized facilities and on external-manager allocation, tenant relationships, utility capacity, REIT requirements, and access to capital.
