Owns and leases a U.S. portfolio of predominantly single-tenant office, retail, and medical-retail properties through its operating partnership. Most leases are net or similar arrangements that place taxes, utilities, insurance, and ordinary repairs with tenants; base rent and tenant reimbursements generate revenue. Property management is generally in-house, with Norfolk, Virginia properties externally managed.
Focuses its acquisition mandate on properties with investment-grade or otherwise creditworthy tenants and can accept operating-partnership units from contributing sellers. The portfolio was fully leased at the latest detailed reporting date, while a limited number of tenants supply much of annualized base rent and several leases have near-term expirations.
Operates as a REIT and must meet related income, asset, ownership, and distribution tests; virtually all assets and operating activity sit in Generation Income Properties, L.P.
