Owns, finances and develops convenience stores, car washes, automotive service centers, drive-thru restaurants and other freestanding U.S. retail sites. Long-term triple-net leases supply rental income while tenants run the businesses and generally bear property operating costs.
Acquires, finances and develops single-tenant retail properties built around convenience and automotive demand. The portfolio spans convenience stores, express tunnel car washes, automotive service centers, drive-thru quick-service restaurants and other freestanding retail sites across most U.S. states and Washington, D.C.
Builds the portfolio through sale-leasebacks, purchases of properties with leases in place, development funding and selective redevelopment. Rental income comes primarily from long-term triple-net leases with national and regional operators; tenants run the businesses and generally pay property taxes, maintenance, repairs, insurance and other operating expenses.
Cash flow depends on tenants meeting lease obligations and on properties being renewed, re-leased or sold. Petroleum-related sites also remain subject to environmental rules and legacy contamination liabilities, while REIT status requires qualifying real-estate income and regular taxable-income distributions.
