Combines a commercial segment of suburban office and medical-office properties with a residential segment of California apartment communities. Most operating properties are in California, with a commercial asset in Georgia; the portfolio also includes a smaller book of debt and equity real-estate securities. Rental income comes from operating leases, tenant reimbursements and other property income, while securities seek investment income and gains.
Sources properties and securities through an opportunistic, value-oriented approach that targets income-producing assets below the advisers’ estimate of underlying real-estate value. Affiliated advisers and a manager supply the officers, property oversight, investing and administration; their related-party agreements create dependence on these service providers and potential allocation conflicts. Property-level mortgages, other notes and equity capital finance the portfolio.
