Profile
Operates New York City office, retail, and multifamily properties, earning mostly rental revenue, and sells timed admission to the Empire State Building Observatory. OGCP represents non-voting Series 60 limited-partnership units that receive the same per-unit distributions as ESRT Class A shares, while ESRT controls their exchange for cash or Class A shares.
Runs a New York City portfolio of office, retail, and multifamily properties, handling office and retail leasing, management, redevelopment, and dispositions directly. Rental income comes from base rent, escalations, tenant reimbursements, lease-termination fees, management fees, and other property fees; multifamily operations use a third-party manager.
Sells timed admission to the Empire State Building's Observatory experiences and licenses its broadcasting mast to television and radio broadcasters. Modernized buildings, tenant service, pre-built office space, direct property management, and energy-efficiency work are central to the operating model.
Operates through a partnership controlled by ESRT, its sole general partner. OGCP Series 60 units are non-voting, trade at lower volume than ESRT Class A shares, and can be exchanged for cash or Class A shares at ESRT's election.
