Profile
Generates lease income from railroad infrastructure, solar land and remaining greenhouse properties, plus interest on mortgage receivables. Its active income base is concentrated in a pair of long-term tenants while the greenhouse portfolio is being sold or re-leased.
Collects income through a single consolidated specialty-REIT portfolio: the P&WV railroad property leased to Norfolk Southern, PW Regulus Solar land near Bakersfield, and a controlled-environment-agriculture greenhouse portfolio. It also holds seller-financed mortgage receivables from prior greenhouse sales. Assets and operations are entirely in the United States, spanning the Pennsylvania–West Virginia–Ohio railroad corridor, California solar land and mainly Colorado and California greenhouse sites.
Uses triple-net leasing across the railroad, solar and many original greenhouse properties, putting property-level expenses with tenants when occupied. Management is selling or re-leasing vacant greenhouse sites, collecting mortgage amounts, reducing carrying costs and considering strategic alternatives. Lease income is concentrated in Norfolk Southern and Regulus Solar; vacant cannabis properties remain subject to re-leasing or sale execution, property taxes, tenant regulation and environmental requirements.
