Bridge, land-development, distressed-acquisition, fix-and-flip, and construction loans are normally secured by first-mortgage liens, generating income from contractual interest and loan-related fees.
Operates across the United States, with collateral weighted toward the Eastern Seaboard. Underwriting, loan servicing, construction oversight, and collateral workouts are handled in-house, including through Urbane Capital. Repayment often depends on borrowers refinancing or selling completed properties, while loan yields must exceed the cost of funding from equity, preferred stock, notes, credit facilities, and loan repayments.
Maintains REIT taxation by meeting income, asset, ownership, and distribution tests, and relies on a real-estate-interest exclusion under the Investment Company Act.
