Owns and operates warehouse, distribution, and light-manufacturing properties across primary and secondary US industrial markets. The portfolio focuses on properties that serve the storage, distribution, and light-manufacturing needs of tenant businesses. Rental income from those tenants is the revenue source within one aggregated real-estate-operations segment.
Acquisitions, development, leasing, and dispositions are recurring portfolio activities. The acquisition program also uses sale-leasebacks, build-to-suit projects, speculative joint ventures, and forward commitments.
An UPREIT structure holds real-estate interests through an operating partnership. The model depends on tenant rental payments, property leasing and operations, plus access to acquisition, development, and financing opportunities.
