A single 270,000-acre landholding spans the base of the Grapevine along Interstate 5 between Los Angeles and Bakersfield, the largest contiguous private parcel in California. Most of the property sits under a permanent conservation easement agreed with environmental groups in 2008, fixing the developable footprint for the rest.

Built industrial and retail space anchors current revenue, complemented by long-planned residential communities that remain in multi-decade entitlement with Kern County and Los Angeles County rather than under construction.

Permanent-crop farming — almonds, pistachios, and wine grapes — and royalties from oil, cement, aggregate, and water sales round out the revenue base, alongside grazing, hunting, and film-location leases across the ranch.

Centennial's entitlements were rescinded by the courts and vacated by Los Angeles County, and the company is pursuing re-entitlement while Grapevine and Mountain Village advance through Kern County's approval process.
