Owns and leases healthcare and human-service real estate: medical office buildings, acute care and behavioral health hospitals, free-standing emergency departments, and childcare centers, spread across the country, with the portfolio weighted toward medical office and outpatient space rather than hospitals.
The portfolio originated in 1986 as a sale-leaseback of hospital properties carved out of Universal Health Services, and the trust remains headquartered in King of Prussia, Pennsylvania, near its former parent.
It employs no staff of its own: day-to-day management is contracted to a Universal Health Services subsidiary under an advisory agreement that independent trustees renew each year, and a large minority of revenue still comes from Universal Health Services-affiliated hospital tenants under long-term leases.
Annual dividends have risen every year for 39 consecutive years, a streak that has run since the trust's founding.
