Many leases are triple-net arrangements, shifting a substantial share of operating, maintenance, insurance, and tax costs to tenants.
Executes leasing, property management, acquisition, development, redevelopment, and selective capital improvements internally. Its strategy concentrates on necessity-based retail in secondary and tertiary markets, with tenant mixes built around necessity, service, and convenience.
Depends on tenants honoring and renewing leases, anchor traffic, local competition, regional conditions, financing availability, and compliance with REIT requirements. Cedar assets remain in a separate operating partnership, and an active marketing process covers much of the portfolio.
