Profile

Chiron Real Estate Inc.XRNReal Estate

Owns purpose-built medical office buildings, inpatient rehab facilities, and surgical hospitals, leasing them under mostly triple-net terms to regional and national health systems and physician groups. Rent is diversified across many tenants and states, with no single tenant contributing more than a small share of annualized income.

Owns purpose-built healthcare real estate anchored on outpatient medical office buildings, with additional exposure to inpatient rehabilitation facilities, surgical hospitals, and acute-care and behavioral hospitals. The portfolio spans roughly 190 buildings, leased mostly under triple-net terms to regional and national health systems and physician groups across dozens of states.

No single tenant contributes more than a small share of rent, and multi-year leases carry built-in annual escalators, producing a base of long-duration, contractually growing income.

The company began as a Nevada shell before re-forming into a Maryland real estate investment trust and listing on the New York Stock Exchange in 2016. It later internalized its external manager and, under new leadership, renamed itself from Global Medical REIT to Chiron Real Estate, broadening its mandate into adjacent essential-healthcare property types such as senior living.
