Builds local operating scale by clustering communities in core markets, supported by on-site leasing, maintenance, resident service, rent collection, and occupancy management. Results depend on local apartment demand, market rents, occupancy, operating and construction costs, development execution, and access to debt and equity capital. All continental U.S. apartment operations are aggregated into one reportable segment, and REIT rules require distributions tied to taxable income.
