Owns, operates, acquires, develops and redevelops apartment communities through a self-managed REIT platform. The portfolio spans the Southeast, Southwest and Mid-Atlantic, covering more than 100,000 apartment homes across garden-style, mid-rise and high-rise properties. Rental income and related property charges supply almost all revenue, with a small retail presence embedded in some communities.

Combines local property operations with centralized asset management, technology, renovations and capital recycling across established Same Store properties and newer acquisition, development and lease-up assets. A diversified mix of markets, submarkets, formats and price points spreads exposure across local rental markets and resident segments. Cash flow remains tied to apartment occupancy, lease pricing, property taxes, insurance and borrowing costs, while operations are governed by landlord-tenant and housing rules and REIT distribution requirements.
