Buys freestanding retail buildings with direct road frontage and leases them long-term, triple-net, to a deliberately wide mix of service tenants — restaurants, medical and dental practices, cellular retailers, auto dealers and repair shops, financial institutions, pharmacies, and convenience stores — so no single tenant or industry drives rent.
The approach traces to a private partnership a Dallas team built starting in 2016, assembling the portfolio for years before the business went public in 2024 and brought management in-house at listing.
Site selection favors visibility over tenant credit alone, on the logic that a well-located building can be re-tenanted quickly once a lease ends. The company runs with a lean internal staff and outsources back-office asset management to an affiliate of its founding sponsor.
