Owns and operates a U.S. portfolio of open-air, grocery-anchored shopping centers and selected mixed-use properties. Rental income comes from leasing space to a diversified base of grocers, essential retailers, restaurants, service providers and other tenants. The portfolio is concentrated in first-ring suburbs across major coastal and Sun Belt metropolitan markets.
Leasing, property operations, asset management and redevelopment are handled through an internally managed REIT platform. Scale supports national retailer relationships, while redevelopment, re-tenanting, acquisitions, dispositions and structured real estate investments recycle capital and adapt sites to local demand.
Results depend on tenant rent payments and renewals, occupancy, lease economics, operating costs and redevelopment execution. Retailer health, e-commerce-driven shifts in space demand, interest rates, access to debt and equity financing, and continued compliance with REIT rules shape cash flows and capital allocation.
