Owns and net-leases commercial and industrial buildings across the United States, collecting rent from single tenants responsible for most property-level costs. Industrial properties generate most rental income today, with retail and other uses making up a shrinking remainder.
Chartered in Maryland in 1982 and first listed on the New York Stock Exchange in 1983, it assembled a diversified portfolio of retail, health and fitness, office, and light-industrial tenants, then spent the past decade recycling capital out of non-core assets to fund industrial acquisitions.
Day-to-day property management is contracted to a firm affiliated with the founding Gould family, which chairs the board, and REIT rules require distributing nearly all taxable income to shareholders annually. Results are concentrated in a handful of states and depend on conditions across the industrial and retail markets that dominate the portfolio.
