Operates Office/Industrial Properties, Model Home Properties, and Retail Properties as an internally managed REIT. The commercial portfolio spans regional U.S. markets, with properties in California, Colorado, Maryland, North Dakota, and Texas; model homes are principally in Texas alongside Alabama, Tennessee, and Arizona.
Buys homebuilders' display homes, leases them back under triple-net agreements, then sells them to residential buyers after the display leases end. Commercial rents, expense recoveries, and management or acquisition fees from affiliated model-home partnerships provide additional revenue.
Uses leasing, hands-on management, and selective redevelopment in markets outside major institutional centers. Cash flow and property values depend on tenant renewals, builder demand and resale execution, regional office and housing conditions, access to refinancing, and continued REIT qualification.
