Owns and operates retail real estate concentrated in dense markets along the Washington, D.C.-to-Boston corridor. Most properties are grocery-anchored shopping centers; other shopping centers, outlet centers and malls complete the portfolio. Revenue comes from fixed and variable tenant rents, while most leases also pass through a share of property operating costs.

Creates value through leasing, tenant-mix changes, anchor repositioning, pad-site development and broader redevelopment of underused space. Acquisitions target larger infill properties with redevelopment potential, while sales recycle capital from assets that no longer meet strategic or return criteria. The portfolio is managed as one reportable segment, and results depend on retailer demand and credit, lease renewals, redevelopment execution, capital access and continued REIT qualification.
