Concentrated in the United States, especially Southeast and Midwest mid-tier markets, the portfolio combines enclosed malls with non-enclosed retail formats. Operating work centers on leasing, tenant-mix changes, redevelopment of former anchor spaces and selective acquisitions or asset sales.
After bankruptcy reorganization, the current security represents a rebuilt public REIT whose business depends on tenant demand, store closures, online shopping shifts, financing access and regional retail competition.
