The nationwide portfolio is weighted toward the Southeast and Southwest, Mountain and Texas markets, with additional Mid-Atlantic, Midwest, Northeast and West Coast holdings. Rental income comes from small spaces leased to restaurants and service businesses spanning health and wellness, finance, telecommunications, beauty and fitness.

Focuses on unanchored strip centers with visible access, dedicated parking and standardized units that can serve a broad pool of national, regional and local tenants. Most space is leased, and recent new and renewal deals have raised rents. Growth relies on property acquisitions and access to debt and equity capital; cash flow depends on tenant payments, occupancy, leasing terms and property expenses, while REIT status governs tax treatment.
