Creates value through acquisitions, sales, renovations and active asset management while third-party operators handle daily hotel operations under long-term management or franchise agreements. Results depend on travel demand, property-level labor and costs, brand-manager execution and recurring property investment. REIT rules prevent direct hotel operation, so taxable subsidiaries contract with third-party managers.
