Owns upper-upscale, full-service hotels and resorts in major U.S. gateway cities and coastal leisure destinations, spanning branded and independent properties. Guest rooms generate most revenue, supplemented by food and beverage service, meetings, parking, spas and other hotel operations. The portfolio serves business, leisure, group and convention demand.
Execution centers on property renovations, redesigns, rebranding, operator selection and close asset-management oversight. Flexible management contracts can support operator changes, hotel repositionings and property sales; proceeds may fund debt repayment, share repurchases or new investment. Results depend on travel demand, room rates, occupancy, local market conditions and third-party managers. REIT rules bar direct hotel operation, so taxable subsidiaries lease the properties and independent contractors manage them.
