Covers New York City, Long Island, the Hudson Valley, Rockland and Westchester, with collateral across New York, New Jersey and Connecticut, plus a Florida market. Uses its own personnel, mortgage brokers and deal initiators to move quickly on time-sensitive loans that conventional lenders may not serve.

Underwriting combines conservative loan-to-value limits, borrower equity and exit-strategy review, first-priority liens, personal guarantees, outside appraisals, legal work and ongoing monitoring. Shareholder equity and secured floating-rate bank facilities finance the portfolio; borrowing capacity depends on eligible collateral, borrowing bases and covenant compliance. REIT qualification requires asset, income, ownership and distribution tests.
