Owns and manages single-tenant net-lease properties in the United States through an internally managed REIT structure. The portfolio is centered on critical industrial manufacturing sites, with a smaller non-core set of legacy assets.
Recent repositioning pushed the mix away from office and retail and toward long-duration industrial leases, so the business is now more focused than it was at listing. Lease terms shift many property costs to tenants, helping a small employee base manage one reportable segment.
Rental income depends on continued occupancy at single-tenant properties, and a small number of tenants still matter disproportionately. The business also sits inside a pending merger with Global Net Lease that would end the current public listing if completed.
