Generates recurring apartment rent and ancillary income from a multifamily portfolio, while using development, redevelopment, acquisitions and dispositions to expand or recycle capital. The newly combined platform concentrates much of its exposure in major coastal and Northeast markets and relies on scale, centralized services and capital access.
Owns and operates a large portfolio of rental apartments while developing, redeveloping, acquiring and disposing of communities. Residential leases supply the core revenue, supplemented by fees, recoveries and limited commercial-space rent.
Combines the former AvalonBay and Equity Residential platforms across a broad set of metropolitan markets, with the portfolio concentrated in California, New York/New Jersey, the Mid-Atlantic and Boston. Launch-date operations included more than 184,000 apartments and construction across additional communities.
Uses neighborhood operating density, centralized services, standardized procurement and data-supported pricing to run the portfolio; community names retain legacy brands. Development requires land, zoning, labor, materials, financing and timely lease-up.
Occupancy and achievable rents, local housing regulation, REIT qualification and access to debt and equity capital are structural dependencies.
